My husband and I have lived in 6 different apartments in 3 different cities during our 3 year marriage. I would have to say that only one of the apartment management was good, the one we lived in while my husband did an internship in Boise, Idaho.
The place we live in now took 2 weeks to fix a leaking roof! I called them all the time to ask when it was going to be fixed and I had them tell me that some one was being sent over each time. Well yesterday the bucket I had set out to catch the water got moved and my daughter slipped on the water. After comforting her I got on the phone and called the apartment management again and told them what happened. What would you know, the roof was fixed a few hours later.

Oh, I would be so upset. Why would they wait for so long to fix it? I would definitely withold the rent if something breaks again until they fix it. That would get them out there ASAP.

Yesterday the roof started leaking again, so it still is not fixed! JJ says that a leaking roof would not be a legitamite reason to withold rent. I will have to find out more info on that.

I think it is because your lease states that they will keep the place operating and you’re paying them. I would hate that. Especially because it rains so much in WA.

Why do they have to wait for someone to get HURT before they do something! That’s not cool.

I researched the washington tenant/landlord laws and learned that as long as the tenant is current on rent payments they would have the right to give the landlord written notice that they will be finding a contracted roofing company to fix the roof and deduct the payment from the rent. The landlord then has 10 days to fix the roof.
I wrote the company that manages our duplex and email on Friday. 20 minutes later the manager calls and tells me that he has a company contracted to fix the roof. 20 minutes after I spoke with him the roofers call to tell me that they will be over on Monday.
